Siberian Elm Root Intrusion
Bountiful's older residential streets — particularly in Mueller Park, the blocks surrounding downtown, and many west-side neighborhoods — were extensively planted with Siberian Elms in the 1950s–1970s. These trees are extraordinarily drought-tolerant, growing to 60+ feet with root systems extending 40–50 feet from the trunk in any direction.
Pre-1980 homes almost universally have clay tile sewer laterals — the standard construction of the era. Clay tile pipes are made in 4-foot segments joined with mortar. Over 40–60 years, the mortar at every joint develops hairline cracks. A Siberian Elm root 1/16 inch wide can enter a hairline crack and, once inside a sewer pipe with constant moisture and nutrients, grow into a dense root mass that fills the entire pipe diameter within one growing season.
Once roots are established in a lateral, simple snaking provides only temporary relief — roots re-grow through the same entry point within 2–6 months. The correct treatment is hydrojetting to remove the root mass, followed by a short trenchless liner at the breach joint to permanently seal the entry point.
Clay Lateral Deterioration
Clay tile sewer laterals — the connecting pipe between your home's foundation and the city sewer main — were standard in Bountiful construction through the late 1970s. These laterals are now 45–75 years old.
Common failure modes in Bountiful's clay laterals:
- Joint offsets: Soil settling at Bountiful's clay-rich hillside soils causes pipe sections to shift, creating step joints where solids catch
- Belly sections: Pipe sections that have settled below grade create a sag where water pools and solids accumulate instead of flowing freely
- Cracked sections: Freeze-thaw at 4,300 ft elevation and root pressure cause clay tiles to crack longitudinally or circumferentially
- Root-infiltrated joints: As described above — Siberian Elm is the primary culprit in Bountiful's older neighborhoods
